Lease Qualifications
The following are guidelines for our rentals:
1. A rental application must be submitted for each adult who will be occupying the residence and for any co-signers. Credit and criminal background checks will be performed on each person at a charge to the applicants of $30 each.
2. Any adverse findings on any credit or criminal background checks may be cause for disqualification to lease a unit.
3. Applicants must prove an income equal to at least three times the monthly rent.
4. Once applications have been approved, the rental unit will not be taken off the market until the deposit has been paid in full. At which time the deposit will become non-refundable in the event the applicants do not move into the unit as agreed.
5. Applicants may not move into a rental unit until the deposit and full first month's rent are paid.
6. Occupancy standards are set at two persons per bedroom.
7. Smoking is prohibited in all units.
8. Satellite dishes are prohibited at all locations.
9. Pets are prohibited at most locations. A written pet agreement is required BEFORE any pet is permitted on the premises.
10. Tenants are required to carry renters insurance for the entire tenancy period.
11. Any exceptions to these requirements must be in writing and signed by both parties.
